| Structural |
- Replaced all windows with
Georgian bar K-glass double glazed units. First floor
windows in master bedroom and extension were fitted with
egress hinges to allow escape in the event of fire (as per
building regs)
- Removed all interior walls from
existing ground floor extension.
- Removed flat roof from the
extension including all roof joists.
- Bricked up the old back door
and window in the extension.
- Cut a new aperture for the
double glazed french doors - installed an RSJ above the
aperture.
- Built a pitched roof first
floor extension on top of existing ground floor structure.
- Clad first floor extension with
shiplap - protected using black sadolin timber treatment.
- Removed all exterior render
from gable end wall - replaced with 18mm exterior ply which
was sealed and coated in a roll on exterior render.
- All exterior walls coated using
a roll on textured exterior render (Artex Hyclad)
- All ground floor ceiling joists
(upstairs floor) removed and replaced with new.
- All first floor ceiling joists
removed and replaced with new. New ceiling joists were
vaulted to give approximately 2ft of additional headroom.
- All ceilings were
plasterboarded, Joints were taped and skimmed.
- Extension walls were
plasterboarded. Dot and dab on the groundfloor.

- Installed RCD protected
consumer unit driving two ring mains, two lighting circuit, a
cooker circuit and a boiler circuit
- Spotlights in Living Room,
Kitchen, Breakfast room and Bathroom - protected by
intumescent hoods (as per building regs)
- Ceiling roses in all other
rooms and landing
- Hardwired and battery backed up
smoke alarm fitted on landing.
- Extractor fan fitted in
bathroom (as per building regs)

- Installed a condensing combi-boiler
to run the central heating and hot water systems.
- Installed central heating
throughout the cottage - radiators in every room (BTU
calculations for radiators were carried out by Julie after
attending a plumbing and heating course)
- Installed hot and cold water
into kitchen and bathroom

- Gable end wall fitted with Tri-Iso
super 9 insulation. Stapled onto timber frame overlaid
with wodden batons (U value calculations carried out by Lee
and submitted for building regs approval).
- Extension (first floor only) -
Kingspan sheets overlaid with wooden battons on walls.
Tri-Iso super 9 on vaulted ceiling - overlaid with wooden
battons.
