These photographs were taken in June 2005.  We are well into the development at this stage.  The extension is well underway, the new windows have been installed, floor joists have been replaced in the main part of the house - but not yet in the extension.  The side wall has been knocked out and reconstruction is part way to completion (although at this stage the boards are only undercoated.  We actually took the boards down again and rendered them on the ground with HyClad before rebuilding it).  Gas has been piped to the property ready for the central heating.

 
  • Living Room

A shot in the corner of the living room showing the new sole plates and physical damp course.  The original sole plates in various locations in the property had rotted so badly they were beyond saving.
A shot from the front door - right through the house - This shows just how Spartan the property was once we had completely stripped back.  The keen eyed may have spotted the beer.  Much beer was harmed during the development ;o)
  • Extension/Kitchen
A shot from the extension back into the house.  The horizontal timber in the middle of the shot is actually a reused joist out of the living room.  The original timber in this wall along with many of the uprights had completely rotted due to damp egress at the junction of the original flat roof.
Another shot from the same location as the one left but a bit lower.  Don't worry - the two wooden posts are only supplementary supports - the main horizontal beam is being supported on brick pillars at either side of this opening.

A shot of a new sole plate in the kitchen.  The sole plates along this side of the property were so bad because lime render from the side of the cottage had fallen into the cavity and had breached the damp course.
  • Exterior
The front of the property after the gas installation.  At this point the Highways Agency hadn't corrected the high pavement issue so the damp course is still being breached.

The side wall in progress.  We have begun to replace the wall with exterior ply.  At the moment it is simply primed - and we actually had to take all of this back down again to render it using HyClad.  We also raked out all of the rubbish that had fallen into the cavity and replaced it with gravel to aid drainage.
